GUIDE

Buying your first home in Townsville.

A plain language guide to getting from saving to settlement.

1. Work out your budget

Before you start looking, it helps to understand what you may be able to borrow and what your repayments could look like. Our repayment calculator is a good starting point, and we can give you a clearer picture based on your situation.

2. Save your deposit

Many lenders prefer a deposit of 20% to avoid Lenders Mortgage Insurance, but some buyers can purchase with less. Government schemes may also help eligible first home buyers buy sooner with a smaller deposit.

3. Check the government support available

Queensland first home buyers may be eligible for grants, stamp duty concessions and federal home buyer schemes. Eligibility rules and amounts change, so check the latest details with the Queensland Revenue Office and Housing Australia, or ask us.

4. Get pre-approval

Pre-approval gives you a clearer idea of your price range and shows sellers you’re serious. It’s not a guarantee of final approval, but it helps you shop with confidence.

5. Find your home and make an offer

Once you’ve found the right place, have a solicitor or conveyancer review the contract, and arrange building and pest inspections.

6. Formal approval and settlement

We’ll work with your lender, conveyancer and the agent to get your loan formally approved and everything ready for settlement day, when you get the keys.

This information is general in nature and does not take into account your objectives, financial situation or needs. Government schemes, grants and lender policies change, so please check current details or speak with us before making a decision.
