FAQS

Your questions, answered.

Common questions about working with a mortgage broker.

What does a mortgage broker do?

We help you understand your options, compare loans from our panel of lenders, and manage the application with you from your first conversation through to settlement.

How much does it cost to use a broker?

[Please confirm: In most cases our service costs you nothing, as we’re usually paid a commission by the lender you choose.] We’ll always explain any fees and commissions up front in our Credit Guide and Credit Quote, before we start working together.

Do you have to act in my best interests?

Yes. Mortgage brokers are legally required to act in their clients’ best interests when providing credit assistance, and to put your interests first if there’s a conflict.

Which lenders do you work with?

We have access to a panel of lenders through our aggregator, including major banks and smaller lenders. We’ll talk you through the options that suit your situation.

Can I get a home loan if I’m self-employed?

Often, yes. Lenders look at self-employed income differently, and requirements vary. We specialise in helping business owners and self-employed borrowers get their documents in order and find lenders that suit how they earn.

How long does a home loan approval take?

It varies between lenders and depends on how complex your situation is. Having your documents ready early helps. We’ll give you a realistic idea of timeframes once we understand your situation.

What documents will I need?

Usually photo ID, proof of income (such as payslips, or tax returns and financial statements if you’re self-employed), bank statements, and details of any debts and assets. We’ll give you a checklist tailored to you.

Do you meet in person?

Yes. We’re based in Townsville and can meet at a time and place that suits you, or online if that’s easier.
